The Financial Services Authority (FSA)

The FSA is the independent watchdog that regulates financial services. It requires us to give you the key facts document. You will use the information within the key facts document to decide if our services are right for you.

Who regulates us?

Morgan Sterling Ltd is authorised and regulated by the Financial Services Authority. Our FSA registration number is 302304.

Our permitted business is advising on and arranging mortgages, general insurance and non-investment insurance contracts.

You can check this on the FSA's Register by visiting the FSA's website www.fsa.gov.uk/register or by contacting the FSA on 0845 606 1234.

Please note that the Financial Services Authority does not regulate Buy to Let mortgages.

Are we covered by the Financial Services Compensation Scheme (FSCS)?

Morgan Sterling Ltd are covered by the FSCS. You may be entitled to compensation from the scheme if we cannot meet our obligations. This depends on the type of business and the circumstances of the claim.

Mortgage advising and arranging is covered for 100% of the first £30,000 and 90% of the next £20,000, so the maximum compensation is £48,000.

Insurance advising and arranging is covered for 100% of the first £2,000 and 90% of the remainder of the claim, without any upper limit.

Whilst some companies leave you to make your own choice, we firmly believe in the benefits of advice. We offer a full advice and recommendation service. We constantly review the whole mortgage market in order to select an appropriate lender and mortgage product to meet your individual circumstances and needs. We will act on your behalf to arrange your mortgage and have access to all major UK lenders as we are able to provide improved and exclusive products supported by quality service for your benefit.

During our initial meeting, we will be completing a detailed mortgage questionnaire to enable appropriate advice to be given to you on your mortgage requirements.

We will also provide you with information relevant to your mortgage needs, covering such items as an explanation of the main repayment methods and the implications of taking out a mortgage.

Once we have made our recommendations to you, you will receive a Key Features Illustration which contains the relevant information regarding your proposal and we will confirm our advice in writing. You should keep this as it will be an important record of our discussions. Details of the loan will also be confirmed in the lender's formal offer.

We may receive fees from lenders with whom we place mortgages. Before you take out a mortgage, we will inform you of the amount of the fee in writing. If the fee is less than £250, we will confirm that we will receive up to this amount. If the fee is £250 or more, we will inform you of the exact amount.

Our aim is to provide you with a first class, professional and confidential service. We have internal procedures for handling complaints fairly and speedily and, should a complaint arise, in the first instance you should contact our Mortgage Compliance Officer at the address or telephone number detailed above.
